The First LEED Gold Certified Commercial Office Interiors in Canada

Pacific Coast Oral and Maxillofacial Solutions is a commercial office building in Surrey, BC Canada. Edge Consultants provided a variety of services on this project including the achievement of the LEED Gold certification. This was the first LEED Gold certified dental practice in Canada at the time of certification.

How it Started 

Dr Martin Aidelbaum approached Edge Consultants to provide LEED Consulting Services to achieve LEED certification for the expanding the practice in order to bring on enough clinical space. The office expanded to 2,800 square feet and during this renovation the team implemented several strategies to allow the project to achieve LEED Gold under the Commercial Interior program with the USGBC. This version of the rating system was chosen over the CaGBC version as the CaGBC was still using an older version. The owner and project team wanted to demonstrate performance using only the most recent and stringent standards.

Sustainable Features   

Energy efficiency: The project achieved the bulk of their energy points through Energy Star rated equipment and smart control optimization. In 2017, this was one of the first projects where Edge implemented smart controls design optimization to provide strategic design direction for the lighting control systems. As a result of the optimization, there was a 38% reduction in lighting power density. This system was innovatively designed around the Samsung SmartThings platform that incorporated both occupancy sensors, daylight sensors, and overall lighting power reduction.  

The project owner also chose to purchase Green Power credits.  

The commissioning process and execution also contributed to not just credits in the Energy & Atmosphere category but better indoor air quality.  

Indoor air quality: Before the project construction began, the Edge team placed indoor air quality monitoring into the project to obtain the baseline air quality of the space. The goal was to monitor throughout the construction process to ensure the health and safety of both staff and construction personnel. The project consistently monitored outstanding air quality to the 100% outdoor air system provided by the base building. Testing and balancing in the commissioning phase was focused on maintaining this high standard throughout construction when diffusers were being added or moved. Post occupancy, the air quality was maintained to high standards. The project set out to achieve an innovation credit for improved air quality post construction. 

Water efficiency: The ability to reduce water in a dental practice is limited because of the need for strong water flow for hand sanitization. However, the project was able to save 39% in water use through low flow fixtures with much of this coming from a high-pressure water fixture the Edge team discovered while working on projects in water scarce Saudi Arabia. The Swiss manufactured faucet used only 0.206 gallons per minute of water which was a 35% improvement from the LEED baseline.  

Sustainable materials: Reduction and reuse were the focus for this project. On the project, 51% of existing nonstructural elements were retained and 77% of the waste taken off site was diverted from landfills. The project team also managed to use salvaged, refurbished or reused furniture for 36% of the furniture fit out budget.
